Rental Agreement Terms:
Basic contract principals
Competant parties remember age of majority is 19 years

Signed by the party to be charged
Essentials of lease include:
Reversion in the landlord
Creation of an estate in the tenant
Transfer of possession and control
Contract, either express or implied.
If term for more than one year, must be in writing.
Rent = "fair rental value for the use and occupancy"
Payable without demand
at the dwelling payable
at the beginning of the month.
Term of Lease
Month to month
Other periods, automatically convert to month to month after expiration
Termination no less than 30 days prior to the termination on or before the periodic rental date (normally the first).
If lease exceeds five years, not governed by URLTA
